What an Office Build Out in the Triangle Includes
Partitions, glass fronts, conference rooms, private offices, break rooms and reception. Power and data get roughed in where the desks are actually going, coordinated with your IT people rather than guessed at. Lighting, ceiling grid and acoustic treatment come as part of the same scope.
If you are taking a new lease, the tenant improvement allowance is real money and it is easy to leave some of it on the table. We scope the work against the allowance and give the landlord the documentation they need to release it. Can you work nights and weekends so we stay open?
Yes, and most of our office clients want exactly that. We can run the whole job after hours, or phase it so only one section of the floor is out of use at a time. Tell us your working hours and any days you absolutely cannot have noise, and we build the schedule around them.
What is a tenant improvement allowance and how do you use it?
It is money the landlord contributes toward making the space usable, usually quoted per square foot and negotiated into the lease. It is easy to underuse it.
